When buying a one-room apartment, its location, general condition, price, and, of course, area play an important role. Depending on the area, all apartments are divided into types, and advice on choosing different options can be useful to those who are thinking about buying a home.

What is the minimum area?

Currently, variations in the area of one-room apartments can be very diverse. Much depends on the year the house was built and the layout of the apartments. Most often, the area of a standard one-room apartment in a panel house, where there are 9 floors, varies from 27 to 30 sq. m. The same area, by the way, and in the "Khrushchev". The only difference is in the layout itself.

But this is quite a comfortable area that can accommodate one, two people and even, if necessary, a family of three.

In such apartments, most often the area of the room is 18 squares., which allows you to place the necessary furniture there, equip it to your liking and even, if necessary, divide it into zones. At the same time, the kitchen is small, but it is quite possible to equip it in such a way as to accommodate a compact dining area, cabinets for storing dishes and products. You can even find a place for a refrigerator. But the washing machine will have to be placed in the bathroom. In one-room apartments, the bathroom can be either combined or separate.

But there are even more compact "odnushki", its area can be 23, and even 20 squares. In such apartments (more often they are called small-family) the room is only 9-10 sq. m. It is possible to place all the essentials in such a room only for one person, in extreme cases - for two. A child cannot turn around in such a room. The kitchen is also very small. It will have to place only household appliances and basic necessities. The bathroom in such layouts is usually combined, and the bathtub is seated.

Maximum dimensions of a one-room apartment

Recently, developers, constructing new buildings, have been making one-room apartments of various options, their average area being about 35-40 sq. meters. These apartments usually have a fairly spacious kitchen, a corridor, and a separate bathroom. But the room itself is not too large. However, a family with one child can easily be accommodated in this living space.

But there are also such options in new buildings, when the total area of a one-room apartment is 50 and 60 sq. meters. These apartments usually have a very spacious kitchen with a balcony. In some layouts, the exit to the balcony can be located in the room. The footage of the room allows you to divide it into zones and even make a more solid partition, if you need, for example, to fence off a space for a child.

However, the maximum area may be 100 square meters. This option does not provide for partitions. The tenant decides for himself how and what to plan. The so-called studio apartment can be divided into zones only conditionally - with the help of furniture and lightweight structures. A large area and in the old apartments, "Stalin". It can be up to 60 squares.

In such an apartment, there is usually a large room, most often of a square shape, a large kitchen, a long corridor, a separate bathroom and toilet.

    Selection recommendations

When buying an apartment, everyone proceeds from their own needs. Sometimes it happens that all the parameters cannot be arranged ideally, and you have to prioritize. For example, old buildings can be located in a cozy center, but have an unattractive footage... Or, conversely, a new building with a good area is located in an inconvenient area, far from getting to work, kindergarten, etc. So each family has its own requirements, which are guided by when buying an apartment.

As for the footage, the smaller the squares, the cheaper the housing. For many, this is also a decisive factor. And you will also have to pay more for utilities in a large apartment. If it is difficult to decide on the footage, you can use some tips.

    • For a lonely person, not planning to start a family, the best option would be an area of 27 sq. m, where he can comfortably accommodate. Provided that he needs space to work (for example, he is an artist or fashion designer), you can choose more spacious options - up to 40 squares.
    • Family of two can also confine himself to the same space and equip a cozy nest for himself. If a certain area is very important, and there are only "Khrushchevs" there, this is not a reason for frustration. One-room "Khrushchev" can be made very cozy by a little redevelopment.
    • Family with a childwho can afford to buy a one-room apartment for now, it is worth considering more options. These include apartments in new buildings or "stalinka". In the first case, the apartment will be more expensive, and in the second, maybe the price will be slightly lower, but you will have to invest in repairs. This means that it makes sense to focus on which area you like best.
