Buying their own home, many people prefer an apartment in a new house with a convenient layout of rooms. But what about those who have become the proud owner of a 3-room apartment in "Khrushchev"? It is necessary to carefully consider a beautiful interior design in a small area.

Housing features

Brick and panel typical houses of the Khrushchev era, popularly called "Khrushchevs", began to be built in the late 60s. Since the main task was to quickly relocate families from village to city, apartment buildings were built at lightning speed.

Initially "Khrushchevs" were meant as temporary housing, but their service life increased. Such houses will stand for more than one decade.

"Khrushchevs", inherited from our grandparents, have a number of features, distinguishing them from other types of housing:

  • small square. As a rule, such apartments have an area of up to 57 sq. m;
  • low, and in some cases even low ceilings. Their height does not exceed 2.5 meters;
  • narrow, small-sized corridor;
  • combined bathroom;
  • a square or rectangular kitchen, reaching a size of 4.0-6.2 sq. m;
  • the presence of walk-through rooms;
  • built-in mezzanines and pantries for storing things;
  • the presence of a balcony;
  • the presence of temporary partitions, the demolition of which allows you to expand the space - this helps to significantly improve the functionality and appearance of the home.

Layout types

If we are talking about a two-three-room apartment, then one of the rooms in the "Khrushchev" is certainly a walk-through.

In a two-room apartment, both rooms are located on the same side. In the layout of the three-room "Khrushchev", several options can be distinguished:

  • one large room and two very small;
  • two rooms of equal area and one smaller;
  • rooms of the same area go out on both sides of the house, the so-called version of the "vest";
  • It is very rare to find an option with isolated rooms.

Unfortunately, the old Khrushchev Foundation has a lot of shortcomings. Among them, it is worth noting a small area of premises, an uncomfortable layout, poor heat and noise insulation, the absence of a garbage chute and an elevator.

The owners of apartments in "Khrushchev" also note the positive aspects of the dwelling, such as:

  • lower cost compared to apartments in new high-rise buildings;
  • a quiet courtyard with quiet neighbors - most families with children and pensioners choose such housing;
  • developed infrastructure - "Khrushchevs" are geographically located in the center of the city, while the new fund is being erected mainly on the outskirts.

In any case, using modern means in interior design or redevelopment, you can significantly transform even the most banal "Khrushchev", making it a comfortable place to live.

Ways to change space

To improve the interior appearance of the apartment, you can use various design techniques using the play of light and shadow, color design, furniture, wall decor using materials of different textures.

The cardinal way to expand the boundaries of the room is redevelopment. The main thing in the design of the three-room "Khrushchev" room is the maximum release of usable space. There are some tricks to help you succeed.

Light

Very often the space of "Khrushchevs" lacks just light.A bedroom in such an apartment cannot boast of the presence of several windows - most often it is a small room with one small window.

As an additional light source it is best to use several different fixtures. A good solution would be their location in different parts of the room: a floor lamp in the corner, a lamp on the bedside table, sconces.

In the hall, it is worth abandoning the central chandelier on the ceiling, since the multi-tiered structure requires a good ceiling height. The spot arrangement of lighting looks beautiful.

Furniture selection

For "Khrushchev" the best option would be a compact modular furniture of a simple unpretentious design. Choose tables, chairs, sofas of laconic shapes with a smooth surface.

An excellent solution would be to purchase furniture that can be easily hidden in a wall, niche or closet. Pull-out beds, roll-out tables - you can find such items on specialized sites or make custom-made furniture.

For a kitchen that cannot boast of a large square footage, choose furniture that fits snugly against the walls and windowsill - this will help to significantly save expensive centimeters. Don't buy deep cabinets that take up a lot of space. It is better to choose tall structures for the ceiling.

Choose furniture in light or natural colors. You should not choose a dark leather sofa for the hall - it will look too bulky.

A milky beige gray sofa with chrome legs will give the room lightness and freshness.

Ceiling

Stretch ceilings have become very popular. Use such a coating with a glossy surface for the ceilings in the "Khrushchev". The mirror texture will reflect light and furniture well. It is best if the design of the ceilings throughout the apartment is the same - this will create the illusion of scale and spaciousness.

Do not use hinged multi-level structures, slatted ceiling - this design will significantly reduce the height, giving the room a box-like feel. A prerequisite for the correct ceiling is its color - classic white, milky.

Floor

Choose a light colored laminate or linoleum for your floor. The best option would be to use materials made from natural wood species or imitating it. In a combined room, consisting of a kitchen area and a living room, a floor made of different materials will look advantageous. Use tiles in the kitchen and laminate flooring in the living area. It is worth giving up mosaic compositions on the floor and complex patterns.

Wall decor

Wall decoration in a 3-room "Khrushchev" should be given due attention. You can withstand the decoration of the walls throughout the apartment in the same color scheme, you can use different colors.

It is necessary to ensure that the walls are "dressed" in light shades - pastel, gray, pale pink, milky, light yellow and others. Do not choose too bright wallpaper or decorate the walls with textured materials. You can visually stretch the space of the room using wallpaper with a vertical stripe.

Glossy tiles of light shades laid out from floor to ceiling will help to visually enlarge the bathroom.

Accents

It is best to place stylish accents in the interior of the "Khrushchev" with the help of bright accessories - pillows, blankets, napkins, capes. An interesting solution would be to highlight any objects with light - paintings, figurines, photographs.

To make the room seem light it is better to give up heavy curtains and drapes. Give preference to tulle and curtains made of silk, organza, mesh. This technique will allow you to fill the rooms with natural light.

Furniture with mirrored surfaces that reflect the space can be used to create an effect of depth in a room. A wardrobe with a mirror, a mirror table, full-length mirrors in an unusual frame look very elegant.

Redevelopment

Increasingly, the only solution to expanding space in the "Khrushchev" is redevelopment - the demolition of internal partitions and the unification of rooms and zones.

If you cannot decide on radical changes in the interior, you can start small. Arches in the wall instead of door frames can significantly transform a room. Suspended mezzanines should be dismantled, thus the ceiling height will increase significantly.

Also, a good solution would be to increase the window opening or use frameless glazing. Gaining popularity French windows are the best fit for "Khrushchev". The seemingly absurd idea of panoramic glazing, on the contrary, will give the room a chic and spacious look.

On the balcony, you can make a great additional place for work or rest. For this the balcony must be insulated.

Consider the main ways to redevelop an apartment.

Kitchen-living room

The most common variant of redevelopment in a 3-room "Khrushchev" is to combine the kitchen with an adjoining room. To do this, you need to remove the partition. Thus, a kind of kitchen-living room is obtained, where the refrigerator can be placed in the area that was previously part of the corridor.

You can divide the dining room and the living room area with a bar counter or using various color and light elements. For example, use tiles as flooring in the kitchen area and laminate in the room. You can paint the walls in different colors, thereby delimiting the territory.

The unification of the balcony will allow to increase the space of the hall. In this case, the partition is demolished (permission from the BTI is required), the balcony is insulated.

Corridor and bathroom

In a cramped corridor, you can expand the doorways by removing part of the brickwork. In the freed up space, you can take out the washing machine, thereby relieving the bathroom. It can also be placed under the windowsill in the kitchen - in the "Khrushchevs" this part was intended for storing perishable food and served as a refrigerator.

If you are the owner of a separate bathroom, you can expand it at the expense of a part of the corridor. The situation with the bathroom is more complicated. In the combined bathroom, the bathtub is dismantled, giving way to a compact shower cabin. You can increase the height of the room using an extended doorway

Bedroom

Another common variant of redevelopment "Khrushchev" is to combine a hall with a subsequent room or two adjacent rooms. In the resulting spacious room, it is easy to make zoning with partitions, color, curtains, niches and a podium. You can fantasize endlessly in a large space.

The pantry, which most often adjoins the bedroom, can be disassembled and the freed up space can be used at your discretion.

Legal Aspects

In the event that you have enough enthusiasm for a radical redevelopment, it is necessary to agree on a major overhaul. To do this, you need to contact a project company, which will help you draw up a competent plan. The project must include a plan for the apartment before renovation, a work plan and a plan for the apartment after all work is completed. Necessary coordinate the project with the local architectural department, as well as approve it with the fire and gas service... Thus, overhaul takes a lot of effort, money and a sufficient amount of time.

Redevelopment of "Khrushchev" is a costly occupation, but the result guarantees a unique home, made to the needs and tastes of each family member.
